My sponsor went dark on 31 LPs for six months and I only found out because one of them called me directly.
I was a co-GP on a 24-unit in Phoenix, closed September 2022, $1.8M raise. The operating partner handled LP communications and I assumed that meant something. First update went out in November 2022, then nothing until May 2023. Six months. One of the LPs, a guy I had personally brought into the deal, called my cell because he thought the deal had blown up. It had not blown up, occupancy was sitting around 81% and we had a roof replacement that ate Q1 cash, but nothing catastrophic. He just had no idea because nobody told him anything. That call cost me the friendship. He was not angry about the roof or the occupancy, he was angry that I had vouched for this operator and then apparently vanished along with everyone else.
What I lost trying to recover it: I sent my own update to the full LP list in June 2023 without clearing it with the operator first. The operator's attorney sent me a letter two weeks later about unauthorized communications to fund investors. I paid $4,800 to my own attorney to respond and confirm I had not actually created liability. Technically I was fine. Practically I was out $4,800 and had a co-GP relationship that never recovered.
The part I keep thinking about is that the update I sent took me maybe three hours to write. Occupancy, roof timeline, revised distribution projection. Nothing fancy. If that had gone out in December instead of June, the LP who called me probably stays a friend, I do not send the unauthorized email, I do not pay the attorney. The whole chain starts with six months of silence that nobody on our side owned.
