Second JV closed at 65/35 my way after I stopped just handing over a lead
First JV I did was 50/50 and I earned exactly half. I brought a signed contract and nothing else, and my partner did the buyer work, the title chasing, the extension negotiation, all of it.
Second one I asked for 65/35 before we signed anything and got it. Deal was a 1,450 square foot 3/2 in a first ring suburb, seller relocating for work, contract at 128k, resold at 152k, fee 24k. My end was 15,600, his was 8,400.
What changed on my side. I brought it with the seller already signed, title already ordered, a payoff letter and a lien search in the file, 40 photos, lockbox access arranged, and a written repair scope from a contractor I actually pay. He walked in with a buyer list and a checkbook and that was all he needed to do. When I asked for 65 he asked for the task list in writing, which was fair, and we attached it to the JV agreement. Every item on my list mapped to my percentage.
What nearly broke it: the deed had a co-owner who died in 2011 and the file needed an affidavit of heirship plus one signature from a son in another state. Title took nine extra days past our close date. The buyer's proof of funds was from an entity nobody had heard of, so we double closed rather than assign, and my partner's transactional funder charged a flat fee plus a per day cost. Terms on that kind of money move constantly and mine came out of the spread, so confirm anything like it in writing with your own funder.
What I'd keep is the task list attached to the split. It stopped the split being a negotiation about who is more experienced.
