title got approved but the setback variance came back denied and now i have five lots instead of seven
bought 14 acres outside seguin, tx last april for $168k, engineered for seven lots off a county road, plat sailed through in about four months which i did not expect. the variance request on two of the interior lots failed because the commissioners decided 30 feet from the easement line was firm, no exceptions, and my engineer had drawn those two lots assuming 15. i knew there was some risk on the variance but i put maybe 20% odds on a denial and i was wrong to do that. the five approved lots are real and sellable, average about 1.9 acres each, and i have comps from late 2024 showing similar lots moving at $38k to $44k in that corridor. the two that got cut were the ones with the better road frontage on the interior loop, so losing them is not just a number problem, it changes which lots are the most attractive. i am carrying $14k in engineering and filing fees total. now figuring out if i rework the two rejected lots into one larger parcel and price it differently, or just eat the configuration as it sits and start moving the five.
