The title stuff on cheap land is scaring me off before I start
I do a lot of due diligence on passive deals and I've been reading about land as something I might actually do myself. The pattern I keep seeing in write-ups is that the cheap parcels are cheap for a reason and the reason is usually on the title.
Examples I've collected: parcel came through a tax deed and the chain has a gap, owner died and there are five heirs in three states, an old recorded easement runs across the buildable part, mineral rights were severed in 1954, and a 1970s subdivision that still has an HOA with unpaid dues attached.
How much of this does a $500 title search actually catch, and how much of it do you only find out after you've assigned it and your buyer's closing falls apart? I'd rather know what I'm signing up for.
