My listing sat 47 days and I think the marketing package killed it
Paid $890 for a full package on a townhome in Garfield Park, Chicago, closed in November. Professional copy, floor plan graphic, the social tiles, everything. Unit sat 47 days and went under asking by $14k. The unit next door, same builder, same finishes, sold in 11 days three months earlier with nothing but MLS photos and a paragraph the agent typed herself. I keep going back to whether the polished marketing actually worked against it, like the materials made it feel like a hard sell instead of a real home. Or maybe the market just moved in those three months and I'm blaming the wrong thing. Either way I'm building four more units right now and I genuinely don't know what I'm paying for next time.
