My lender said intent matters on the occupancy year, which makes me nervous
I have 22k saved and a plan I got from reading too much: buy a house with a low down payment loan, live in it a year, rent it, buy the next one. First conversation with a loan officer went fine until I said the second part out loud. He said the loan documents have an occupancy requirement and that I need to be buying it as my home, and if I'm sitting in his office describing a rental plan then that's a problem. He wasn't rude about it. It just landed hard.
So now I don't know if the strategy I've been reading about for four months is something people actually do or something people describe doing.
My situation: 61k income, no debt except 4,100 on a car, credit around 720. Renting for 1,450. The houses I can afford are 240k to 270k in two neighborhoods I know. Payment at 3.5 percent down comes out around 2,050 with escrow, which is 600 more than I pay now, and I can cover that.
What I'm unsure about is basically everything after month twelve. Whether moving out at that point is fine or whether it's something you have to justify. Whether I need to tell the lender when I move. Whether I should just say nothing to the next loan officer about the long term plan.
The decision in front of me is small and specific: do I go back to that same loan officer, or find another one, and either way, how do I talk about this without either lying or torpedoing my own approval.
