A buyer's agent calls two days later representing a client who has already seen the property off-market and wants to write. She asks for 3.5, and a seller who wants the deal and does not want her to walk the client says fine and agrees to cover it. The offer comes in at 2.61M and settles at 2.675M. Carry is 21k a month and the deal is at month nine. The 3.5 costs 93,625. The one point already promised costs another 26,750. Total commission side is 120k on a deal where projected margin was 190k going in and actual was closer to 140k before that phone call. The seller makes money, just less than the money modeled. The lesson sits somewhere other than the commission rate. The number got agreed while the seller was relieved the buyer existed, and relief is a bad negotiating position.
