My GC told me he prices the client, not the job
Had a 2.1M house in Westlake, Ohio last spring and I got a bid from a crew I had used twice before on sub-900k work. Came in 31 percent over what I expected based on the same spec sheet I gave them on the smaller jobs. When I pushed back, the owner said something I have been thinking about since, which is that he prices the client first and the scope second, because clients on bigger jobs call more, change more, and expect more hand-holding. He was not wrong about that, but it still came out of my margin either way. I ended up rebidding with two other crews and landed 19 percent under his number for the same finish package, but those guys had never done a house at this price point and I spent the back half of the job managing mistakes that probably cost me eight to ten hours a week of my own time. So I am genuinely unsure which was the worse deal. The GC who prices the client is at least telling you something true about how he runs his business.
