My transactional lender wants 2 points on a 1.6M double close and the math only works if I hold that spread above 90k
I have a 1.6M estate under contract in Leawood and the seller wants clean, no financing contingency, so I need transactional funding for the double close. The lender I spoke to yesterday is quoting 2 points on the whole 1.6M, which is $32,000 out of whatever I make. If my assignment fee is 95k that leaves me 63k before closing costs on the B-to-C side, and I still have to cover the earnest money gap from my own pocket because the lender will not touch that. I had a second conversation with a smaller private lender who does 1.5 points but requires 48-hour confirmation that my buyer's funds are verified, and my buyer is paying cash from a family office that has not moved fast for anyone yet. So I am looking at a cheaper rate attached to a buyer who may not cooperate with the timeline, versus a more expensive rate from someone who has actually closed at this price point before and does not need anything from my buyer until the day before. The deal at 1.5 points saves me $8,000 but only if my buyer's attorney returns documents inside a window that has already slipped once. I am leaning toward paying the 2 points just to remove one moving part, but that means I need the spread to stay above $90k or this does not cover my time. The seller's price is firm. I have not found a way to move it. Anyone who has actually used transactional funding above 1.5M, what did you pay and did the lender perform on time?
