Owner of a 7,200 square foot house told me he'd take 1.3 to be done with it
I was there to quote a full re-pipe. Copper, pinhole leaks in three places, house is about 25 years old and nobody has touched it since. Big house, five baths, pool, decent street. My number was going to be around 46k and I hadn't even said it yet when the owner said he's tired of the place and would take 1.3 million just to be done with it.
I don't have 1.3 million. I don't have 13 thousand. But I've heard the word wholesaling enough times on job sites to know people get paid on houses they don't buy, and I don't actually understand how that works, especially at this price.
What I think I know: you sign something with the owner, then you find someone with money who wants it, and they pay you for handing it over. What I don't know is what you sign, what it costs to sign it, what happens if you sign it and nobody wants the house, and whether a guy with a van and a license number can do this at all without getting in trouble.
The part that makes me want to try is that everyone talks about 5 and 10 thousand dollar fees on small houses. This is a 1.3 million dollar house that needs a re-pipe I already priced.
What's the actual first step, and what's the thing that goes wrong at this size that doesn't go wrong on a 200k house?
