7-unit where four tenants have no lease on file at all
My plan was a duplex. Then my agent sent me a 7-unit at 585k and I've been staring at it for a week.
The rent roll the listing agent typed up shows 5,320 a month. Three units have signed leases, all at 825, all expiring within the next eight months. The other four are listed at 690 each and when I asked for those leases the answer was that they're month-to-month and have been for years, and there is no paper. One of them is the seller's cousin. Two-bedrooms across the board, all the same floor plan, so I don't understand why four of them are 135 under the other three.
Comparable two-bedrooms in that submarket are asking 900 to 950. Building is 1968, flat roof redone six years ago per the seller, separate electric, owner pays water and trash.
What I have: the listing agent's rent roll, a two-year P&L that's clearly typed from memory because the numbers are round, and tax bills.
What I don't have: any evidence that 5,320 a month actually shows up in a bank account. No deposit ledger. No idea what security deposits exist or where they are.
I've read enough about screening to know what I want going forward. What I can't figure out is how you underwrite a building where four sevenths of the income is a verbal arrangement. Do I write my offer off 5,320, off the 4,830 I can prove with leases, or off the 6,300 the market says these units are worth? My agent wants an offer this week and I keep not writing one.
