Does anyone else underprice the management cost on a 5-unit because it feels too small to count
Running a raise right now, half committed, and I keep coming back to this because I did it myself. The 5-unit I passive into in Greensboro was underwritten at 6% management. Owner figured it was small enough that whoever handled it wouldn't charge full freight, and for the first year the PM actually didn't. Then the PM repriced at 9% of collections plus a $350 leasing fee per turn, and the NOI dropped about $4,100 annualized on rents that were already thin at $875 average. That is not catastrophic on a bigger building. On a 5-unit with five doors at $875 it matters a lot, because your whole margin is narrow to begin with and there is no averaging it across more units. The original underwrite had debt service coverage sitting at 1.19 and the repriced management brought it down to 1.11, which made the refi conversation uncomfortable. I see people model 8% as a placeholder on small buildings constantly and then get surprised when real quotes come in closer to 10% plus fees, because the PM's labor cost is almost the same whether it's 5 units or 15 and they have to make it pencil somewhere.
