The tenant pool for mid-term shifts a lot by city, and I want to understand what operators are actually seeing in markets that are not obvious ones.
A market with a large teaching hospital or a military installation is easy to picture: traveling nurses, contractors, TDY personnel, and the demand case writes itself. What I am less sure about is how operators in mid-sized metros without those anchors are filling 30 to 90 day stays consistently. Corporate relocation seems like the logical answer, but that usually routes through a housing coordinator or a third-party relocation firm, which means the operator either has a direct relationship with the company or is invisible to that channel entirely. Insurance displacement is another possibility, but that demand is uneven and hard to plan around. So the question I keep coming back to is whether mid-term operators in those markets are building actual pipelines to specific institutions, or whether they are just listing on Furnished Finder and Airbnb with a 30-day minimum and hoping the right tenant shows up.
