Occupancy was 94 percent on the rent roll and 81 percent on the ground
I got the aerial from 2022 and counted the pads myself. Fourteen homes on the rent roll that I cannot find in the image, and the seller's explanation was that three were removed after a storm and the rest were moved off-site by residents who then "relocated." That's eleven homes worth of lot rent baked into the trailing twelve. The asking price was built on a 6.8 cap off those numbers. Strip out the phantom units and I'm somewhere around a 5.4, maybe worse depending on what the infrastructure under those empty pads looks like. I passed, but I've been wondering how often this slips through on a deal where the buyer trusts the T12 and skips the aerial check.
