Bought NLY in January, held through both cuts, and the second cut was actually the easier decision
The first cut caught me off guard because I had read the payout history and told myself consistency was part of the thesis. It was not. Payout history on an agency mREIT is a trailing indicator of spread conditions that no longer exist. I had confused duration with stability and did not figure that out until after the first cut hit in March. By the time the second cut came in May of the following year I had spent enough time with the 10-K to know the hedge book was shorter than I wanted and the repo ladder had a lot maturing inside 30 days, so when spreads widened again I was not surprised. I sat through it because I had already revised what I thought I owned. The win is not that I held, the win is that I stopped treating the dividend as the asset and started treating the spread environment as the thing I actually had exposure to. Took me fourteen months and two cuts to get there, which is embarrassing, but the position is still open and the math works now that I know what I am actually reading.
