Has anybody actually subdivided raw acreage in Georgia and come out the other side with sellable lots
I have 12 acres under contract in Twiggs County, central Georgia, and I want to split it into individual lots before I assign or close. The county zoning allows residential subdivision but I have not talked to a surveyor yet about minimum lot size or whether the road frontage I have actually satisfies the requirements. My plan was to get a preliminary plat drawn, market the lots to builders or cash buyers while that is moving through the county, and close once I have buyers lined up. What I cannot figure out is whether Georgia lets me assign a contract on raw land that is mid-platting, or whether the county requires the owner of record to be the one who pulls the plat approval. My purchase contract gives me 90 days and I am at day 11. Surveyor quotes I have gotten so far are $3,800 to $5,200 for the preliminary work, which I can cover, but I do not want to spend that if the assignment structure falls apart the moment the county asks who is signing the plat application.
