Should a long game land holder cross over and build when the zoning finally moves
Take a land holder who picked up a couple of parcels years ago because the zoning looked like it would move eventually, and it did. One parcel now sits in a district that allows about 40 units by right. The holder has always been a land person. Buy it, hold it, sell it to a builder, never touch a nail gun. The conventional read is that troughs in rents have historically been decent moments to start construction. Everything in a land holder's gut pushes the opposite way, sell into strength and let someone else eat the construction risk. What do people who actually build think about a holder in that position who is tempted to cross over?
