My property manager said "the tenant is dark but the check cleared" and I have been sitting with that for four days now.
Dayton STR aside, I have been looking hard at getting into a NNN box as a way to stop worrying about occupancy rates every month. I found a dollar store, 9 years left, flat rent, 6.6 cap, around $1.2M ask. The broker kept saying "passive income" and I kept thinking about the Dayton unit, which was also supposed to be passive. My PM on the Kansas City side has been solid for two years but he also told me last week that one of my KC tenants has been dark since November, paying on time, and he noticed it almost by accident during a drive-by. Nobody called. Nobody flagged it. The lease language on that one says nothing useful about abandonment because I never made it say anything useful, which is a pattern I am trying to break. So now I am looking at a dollar store that has 9 years of checks coming regardless of what happens inside the building and I cannot decide if that story sounds like safety or if it sounds exactly like my KC situation with better branding on the tenant. The difference I keep landing on is credit quality, a publicly traded discount retailer versus a private individual, but the dollar store sector has been closing locations in markets that looked fine two years ago. I want to know how people in this room think about a dark-but-paying NNN tenant when the lease still has real term left, specifically whether it shows up as a haircut when you go to sell, and how big that haircut actually ran in deals people have been through.
