The notes column just says "collateral file incomplete." Incomplete how?
A seller sent me a one-loan tape. First lien, UPB 88k, borrower 26 months down, asking 31k, BPO 104k. The notes column just says "collateral file incomplete, missing intervening assignment."
I don't actually know what a complete file looks like, so I can't tell if that's a small thing or a deal killer. Someone on another forum said you can just record a fresh assignment from whoever sold it to you and the gap doesn't matter. That sounded too easy to me. My first rental hasn't even closed yet so I'm reading this stuff mostly to understand it, but 31k against a 104k value keeps pulling my eye back to it.
What's supposed to be in the file, and which missing pieces actually stop you from doing anything with the loan?
