How do you actually get a servicer set up before the note closes
Went under contract on a performing note last month, 94k face, borrower 11 years clean, and I nearly blew the closing timeline because I assumed I could onboard a servicer in a week. I could not. The servicer I wanted needed 12 business days minimum for new client setup before they would accept a transfer of servicing. Note was in Indiana, which requires a licensed servicer, so I had no workaround. Seller gave me a one-time extension but made clear that was the only one. Closed on day 31 instead of day 21 and the delay cost me ten days of yield I had already modeled. The question I should have asked at letter of intent stage was whether my servicer was already set up in that state and how long their onboarding takes for a single loan, not a pool. Some of them deprioritize single-note transfers. I did not know that before this deal and I should have. Now I run that call before I even submit a price.
