Is a 6,200 sf professional office at $104/sf in Overland Park worth more to me than a 14,800 sf flex office at $47/sf in Joplin right now
The Overland Park deal is $644,800 all in, 91 percent occupied, four tenants on leases running 18 to 31 months out, asking rents at $18.50/sf gross. The Joplin building is $695,600, 74 percent occupied, three tenants, longest lease runs out in 14 months, and the seller is calling it flex office but two of the three suites are basically glorified warehouse with drop ceilings. I have two LP relationships that would follow me into either one if I asked today. The Overland Park number pencils closer to a 7.2 cap on actual collected rent, and Joplin is being marketed at a 9.1 but when I rebuild it on the occupied space only it is more like 7.8 and that is before I account for the fact that the HVAC on the east half of the building is 2006 vintage and the seller's reserve is $18,000 which is a joke. The Overland Park building bores me a little, which is probably why I keep going back to the Joplin numbers looking for something that is not there. My LPs are patient but not infinitely so, and Joplin at 74 percent with a 14-month clock on the anchor means I am underwriting a leasing story inside what was supposed to be a passive hold.
