First parking buy: a small lot of my own, or four deeded spaces in a condo garage?
I do fast, thin deals in houses and I've never touched parking. Two things landed on my desk in the same week and they're pointed in opposite directions.
One is a 19-space gravel lot on the edge of a small downtown, $110k, currently rented to a handful of employees at a nearby office at $60 a month each. Cheap, all mine, and the seller says nothing about it has changed in a decade.
The other is four deeded spaces in a mid-rise condo garage in a denser market, $22k each, renting at $185 a month. No pavement to maintain, no snow to move, no fence to fix. But I'd owe HOA dues on each space, and whether I can rent them to people who don't live in the building depends on the CC&Rs, which I haven't read yet.
For someone with zero parking experience, which of these is the better first thing to own? The lot gives me control and a piece of land. The spaces give me almost no operational surface at all but I'm a small voice inside somebody else's building.
Curious where the room lands, especially anyone who's owned both.
