Is buying one deeded space in a condo garage a real thing or a gimmick?
An agent sent me a listing for a single parking space in a downtown condo garage. $38,000, HOA dues $95 a month, currently rented to someone in the building for $225 a month. The listing calls it a deeded space and says it can be sold separately from any unit.
I hold land and I'm patient, so a tiny thing that sits there and pays isn't offensive to me. What I don't understand is whether this is actually ownership in the way I'm used to, or whether I'm buying a permission slip that the association can rewrite. Also whether $38k for one stall is the normal way people get into parking under six figures, or whether everyone doing this seriously is buying whole lots and these single spaces are the leftovers.
