When a monthly contract tenant finally renewed at a number I actually asked for
Had 14 monthly parkers on a 40-space surface lot near a county courthouse in central Ohio. Eleven of them had been on the same rate since I took over the lot in late 2022, $85 a month, which was already soft for that block. I kept telling myself I'd reprice in Q1 and then Q1 would come and I'd find a reason not to push it. Finally sent letters in February with a March 1 effective date, moving to $110. Lost two, which I more or less expected. The twelve who stayed put me at $1,320 a month from contracts alone instead of $935, and I've got two transient spaces that average maybe $180 combined on weekday overflow. So the lot went from sitting at $1,115 a month to $1,500 without adding a single space or fixing a single thing. The two who left were both month-to-month anyway and one of them came back in April when the lot across the street raised their rate too. I'd been leaving $3,780 a year on the table, which over the 18 months I stalled on this was something like $5,600 I just didn't collect. I knew the market had moved. I just kept waiting for a better time to send the letter.
