A payoff demand landed clean and the number I underwrote to held
Got a wire confirmation this morning. Payoff came in at $214,400, which was within $300 of what I had modeled from the servicer's verbal three weeks ago. Title cleared without the second lien issue I was bracing for, auction was 19 days out, and we closed in 14. I have read enough threads on here about payoff figures drifting at the last minute that I honestly expected to be renegotiating at the table. The seller walked with $31,000 after payoff and closing costs, which was the number I put on paper in the first meeting. That matters to me more than the margin on my end, because if I told him $31,000 and he got $19,000 I would not sleep. Purchase price was $247,500 on a property I think retails at $310,000 to $315,000 once paint and the HVAC swap are done, probably $18,000 in work if the contractor I scoped it with holds his number. I am not an operator so I am handing this off, but I sourced it, I underwrote it, and the thing I keep turning over is that none of the drama I budgeted time for actually showed up. The payoff matched. Title was clean. He got what I told him he would get. I have been in this room long enough to know that is not the normal version of this story.
