Annual running cost of a REIT sleeve, fund fees and data included
I have been building spreadsheets for months instead of buying anything, and part of it is that I cannot pin down the running cost of doing this properly.
What I think I understand: a REIT is a company that owns buildings, it has to pay out most of its income as dividends, and I can buy it in a normal brokerage account like a stock. Someone in another forum said you need $25k to start because of pattern day trading rules, which sounded wrong to me for someone holding for years but I do not know enough to say so.
What I cannot find: if I want to do the sector tilting everyone talks about, what am I paying for? A broad REIT index fund has an expense ratio, sector funds presumably cost more, and then there is research. Do people pay for data on this or is the free stuff enough? And is there any license or registration involved, or insurance, or is that only for owning buildings directly?
A realistic number for year one on, say, $30k would help me stop modeling and start.
