The industrial REIT vacancy rate crossed 7.2% in Q1 and I did not expect the share prices to shrug it off the way they did.
I have been watching two names in the inland empire space since January because I thought softening fundamentals would eventually show up in the equity. They did not, or at least not yet. One is still trading within four percent of its 52-week high despite leasing spreads compressing pretty visibly quarter over quarter. I do not own either, but I had a rough plan to buy if the dislocation got wider and now I am wondering if the market is pricing something I am missing, like a supply cliff in 2026 that resets the picture, or if this is just momentum holding the price up past where the numbers justify it. The 7.2% figure came out of a Prologis earnings supplement and that is not cherry-picked, their portfolio skews to the same submarkets. Anyone in industrial watching the same gap between fundamentals and price action right now, and have you changed your entry thesis or just pushed it out?
