Two customers want in on my first flip. How do I say yes safely?
I've done trade work for fifteen years and I'm buying a house to renovate and resell for the first time. Purchase 182k, renovation I've scoped at 58k doing most of the work myself, and I think it sells around 305k. I have 140k liquid between savings and a HELOC.
Two customers of mine, people whose kitchens I've done, heard about it and both offered money. One said 40k, one said 40k. They didn't ask for terms. One of them said just pay me whatever's fair.
That sentence is what's worrying me. I don't want the fair part to get decided after we know how the deal went.
What I don't know:
Do I borrow it as a loan at a fixed rate, or do they own part of the deal? A loan I understand. If I pay 10% on 80k for eight months that's about 5,300 and it's a cost I can put in the budget. Ownership I don't understand at all, and I don't know what I'd owe them if the house sells for 270k instead of 305k.
And honestly I don't need the 80k. With 140k liquid I can do this deal alone, tighter. Taking their money makes it comfortable and gives me a second one sooner. It also means two people I work for every year are watching my first project.
I'm meeting one of them Thursday. I don't want to show up without a structure in mind.
