Signed a 45-day, one-county agreement and closed inside it at 289k
The first draft the agent handed me was 12 months, the whole state, 3 percent. I read it twice, then read it a third time, and the part that bothered me wasn't the percent. It was that I'd be tied to one person for a year across places I hadn't even looked at yet.
I asked for 45 days, one county, 2.5 percent. He said yes to all three without much of a fight, which surprised me. He did add that if I wanted to keep going past 45 days we'd just re-sign, and we would have.
The part that nearly broke it: the house I actually wanted had 2 percent coming from the seller side, and my agreement said 2.5. On 289,000 that's a 1,445 gap and I did not have 1,445 sitting around after the down payment. We wrote the offer at 1,500 over what I'd planned to bid and asked the seller to cover the buyer agent fee in full at 2.5. They took it. So I paid it in the price over 30 years instead of in cash at the table, which I understand is not free.
We also put in a line saying if the seller side paid more than 2.5, the extra came back to me as a price reduction, subject to whatever my lender allowed. Never got used, but I liked having it.
What I'd keep: the 45 days and the one county. Both made the conversation about whether he was doing anything for me, every six weeks, instead of once a year.
