Vacant land and nobody wants to show it to me
I'm looking at parcels, mostly 5 to 40 acres, price points from about $40k to $120k. Two agents have now more or less brushed me off, and a third said outright that she'd need a flat fee because the commission wouldn't cover her time.
I assumed the seller pays the buyer's agent, so I don't understand where the flat fee is coming from. My half-understanding is that after the settlement the fee is between me and my agent, and the seller covering it is a courtesy the market kept because buyers can't afford it. Fine. But on a $60k parcel 2.5% is $1,500, which even I can see isn't much money for someone who has to drive 40 minutes each way to walk a field with me.
So is land just a category where the buyer pays direct now? And is a flat fee on raw land actually normal or am I being managed?
