If that second thing is right, why does every deal on the big portals seem to be locked? And are the ones that stay open to everybody the leftovers nobody with real money wanted?

You are making representations in there, and there is usually a clause where you agree to indemnify the issuer if those representations turn out false. Look for the extension provision and the fee schedule in the same document, since the deal page summary almost never matches the operating agreement exactly. On the open offerings, the investment limit math is spelled out in the offering circular, and the marketing page will not show it.

The non accredited offerings that are actual single projects tend to be debt, something like 9 percent, senior or mezz on a construction loan. On a construction loan the draw schedule and who signs off on inspections matter more than the headline rate, and both are worth seeing before a dollar goes out. On a fund you never see that.
