My spreadsheet says the crowdfunding deal I almost wired $15,000 into last October would have returned 1.1x after four years
I had the deal page open for about three weeks. Mixed-use adaptive reuse in Youngstown, 72 units over ground-floor commercial, preferred equity at 8% with a 1.75x equity multiple target and a 48-month hold. Sponsor out of Columbus with four completed projects listed, all smaller than this one. I kept pulling on the exit cap assumption, which was 6.1%, and comparing it to what was trading in secondary Ohio markets at the time. Nothing I found supported that number. The comps I could locate were closing closer to 7.2 to 7.5. I rebuilt the waterfall in my spreadsheet using 7.2 and the preferred return barely cleared, and that was before I stress-tested vacancy. At 10% vacancy instead of their 5%, the multiple dropped to about 1.08x. That is before any extension, before any cost overrun, and before the platform fee that comes off the gross. I did not wire the money. The deal closed without me, obviously. I checked the deal page last month and it still shows active with no distribution history posted, which is about 18 months in. I am not saying it is in trouble. I genuinely do not know. But 1.1x on a four-year hold in a secondary Ohio market with execution risk on adaptive reuse is not a number I could explain to myself at the time, and I still cannot explain it now.
