$1,100 of media on a flip and I still can't say what it bought
Cosmetic flip, 1,650 square feet, three bed two bath in a decent school zone. All in at $268k, listed at $339k.
My agent's photographer wanted $310 for a standard photo set. She talked me into the upgrade package instead: photos, twilight exterior, drone, a 45 second walkthrough video, and a scan. Total $1,100 including a virtual staging fee of $180 for the living room and primary bedroom, since the house was empty.
It went pending in nine days at $334k. Which sounds like a win and probably is. What I can't figure out is the counterfactual. My last one, same neighborhood, similar spec, I paid $290 for photos only and it went pending in eleven days at asking. So I spent $810 extra to sell two days faster for $5k under.
The virtual staging is the part I actually have a question about. My agent said we had to disclose it as virtually staged in the listing, which we did. Two of the four showings in the first weekend apparently asked whether the furniture was included, so somebody wasn't reading. One agent told mine the empty rooms were a letdown after the photos.
Next one closes in three weeks, same neighborhood, slightly bigger house, and the photographer already sent the same $1,100 package quote. I'm inclined to buy the photos and the drone and skip the staging and the scan, which puts me around $450. But I've now got a sample size of two and I don't trust either data point.
What I'd want to know is whether the scan does anything on a $335k house in a market where everyone shows up in person anyway. Nobody I've asked has an answer that isn't a feeling.
