Self-managed five units for 14 months to save the fee, down about $7,600
I do renovations, so I figured the operating part was the easy part. Five units, two duplexes and a single family, all freshly turned by me, average rent $920. Full management quotes came in around 9% plus a leasing fee of one month, so about $6,120 a year in base fees on $55k of collected rent, more with leasing. I kept it myself.
Fourteen months later, here is what I actually spent that I would not have.
Vacancy. I am a slow leaser. I answered inquiries at night after job sites, showed on weekends, and my average days on market was 27. Managers in my market quote 12 to 18. Across four turns that is roughly 40 extra vacant days, call it $4,900 in rent I did not collect.
A bad placement. I liked the guy. He paid first month and half of a deposit because I let him, and then paid nothing for three months. I did not know the notice requirements and did the first one wrong, which added weeks. Unpaid rent plus turn damage came to about $4,300, and my own eviction process cost varies by state so I will not pretend that number transfers.
Offsetting that, I did save the fees, and I did all the maintenance myself, which is genuinely worth something because that is my actual skill.
Net, somewhere around $7,600 worse than paying someone, and that ignores my hours entirely. Marketing, showings, application calls, and rent chasing ran maybe 6 hours a week in a busy month.
What I would do differently. Pay for leasing and screening, which is the part I am bad at and the part where the money is. Keep maintenance and turns, which is the part I am good at. I did not know that was an arrangement you could buy until I asked.
