My committed buyer closed on something else four days before I had a contract he would have loved
Found a off-market fourplex in Mesquite, owner wants to sell, numbers land right at what my guy told me he wanted back in February. 78 cents on ARV after repairs, stabilized rents, nothing structural. I spent three weeks building the relationship with the seller to get to an assignable contract and now my buyer is tied up in a Houston deal he closed last Thursday. He told me in January he could do two acquisitions a quarter. He did two in six weeks and I was not watching his pipeline close enough. Lost the earnest money position I was about to take because I did not want to go hard without him confirmed, and now the seller is talking to someone else. $4,200 in time and soft costs I cannot get back and a seller relationship that probably expires this week.
