Three grand a house from one buyer every month, or twelve grand once and back to hunting
Sitting on a decision and I want the room to argue about it because I keep flipping.
A buy and hold outfit that picks up maybe four a month in my area told me they will take everything I bring that fits their box, on the condition that my assignment fee is a flat 3,000 no matter what the spread is. Their words: we do not negotiate fee per deal, we just keep buying. They close in about two weeks off a proof of funds letter and they have never retraded anybody I have talked to.
My last three assignments to one-off flippers were 11,000, 6,500 and 14,000. Average call it 10,500. But those took me an average of five weeks each from contract to check, one of them nearly died when the buyer's partner got cold feet, and I spent real hours re-selling every single one.
So it is 3,000 with almost no dead deal risk and no re-selling, versus roughly 10,000 with a hunt attached to every close. If they really take three a month that is 9,000 for less work than one 11,000 assignment costs me. If they take one a month it is a pay cut.
Which way, and what would you need to see before you signed up for the flat number?
Flat 3,000 per deal from a repeat buyer, or price each deal at roughly 10,500 with a hunt attached?
