11.4 acres under contract at $9,400. Did I do well?
Sent 600 letters to absentee owners in one rural county about two hours from a mid-size city. Got back a call from a woman who inherited a parcel from an uncle in the 90s, has never seen it, lives three states away, and has been paying $180 a year in taxes on it since. She wanted $18,000 because that's what a neighbor told her land goes for. We ended up at $9,400 with a 30 day inspection period and $500 earnest money in escrow with a title company.
What I have: 11.4 acres, mostly wooded, gently sloped, a seasonal creek across the back corner per the county GIS. The plat shows about 300 feet of frontage on a gravel county road. No utilities that I can see, power line runs along the road. Taxes current, seller says no liens, title work not ordered yet.
Comps are where I'm stuck. Three active listings between 8 and 15 acres in the same county asking $2,200 to $3,800 an acre. One I can confirm sold about 14 months ago at roughly $2,600 an acre, and that was from a road sign, not a record.
The decision in front of me is two things. Whether to spend $1,100 on a survey inside the inspection window or trust the GIS lines. And whether to resell for cash around $24,900 or offer terms at $29,900 with $3,000 down at 9% over 84 months.
I've read that owner financing gets a premium. I don't know if that premium is real in a county this thin, and I don't know what I do if the buyer stops paying in month nine. Reading everything twice hasn't gotten me past that part.
