Has anyone actually mapped where their land notes sit on the credit curve and done anything with that information
I started doing this last month because I have seven notes outstanding across four states, face values ranging from $18k to $61k, buyers putting down anywhere from $800 to $6,500. The down payments are all over the place and I never thought about that as a variable until a fund guy asked me what my average LTV looked like and I had to go build a spreadsheet to answer him. Turned out my two weakest notes are on parcels in Catron County, New Mexico where I have essentially no comp support below the note balance. If those buyers walk I am not whole. I knew that loosely but I had never written it down next to the other five. The fund offered me 71 cents on the New Mexico paper and 79 on an Ohio note and I am now seriously thinking about taking the Ohio money and holding the New Mexico ones because at least there I know exactly what I own. What I cannot figure out is whether most people doing volume on the terms side are actually tracking this or just running the yield number and calling it good.
