Is a camp host arrangement worth building the whole operation around before you even own the site
Fourplex brain is not going to get me through this. I have been circling a 28 site park outside Hocking Hills, asking 485k, and every time I try to underwrite it the camp host question stops me cold. Seller says the current host takes a free site plus 600 a month and covers front desk, light maintenance, trash rounds, and guest check-ins seven days a week. I cannot find 600 a month worth of labor that does all of that, which means either the host is wildly undercompensated and will leave the second I close, or the scope is narrower than the listing describes and I am about to find out at the worst time. What I cannot figure out is whether building an acquisition around a role that fragile is just a normal park thing everybody accepts, or whether I am looking at a structural problem dressed up as a staffing arrangement. Nine doors in Cleveland and I have never bought something where one person's willingness to stay determined whether the income thesis held.
