My housing authority just approved a rent increase to $1,340 and the comparable market units in the same zip are sitting at $1,190 unrented.
I've got a two-bedroom outside Seguin on a voucher and the payment standard came back higher than anything I could get on the open market right now. Not by a little either, $150 a month, which annualizes to $1,800 and that covers my water heater replacement with room left. I've been in this program two years on this unit and I assumed I was always leaving money on the table compared to what a market tenant would pay. Ran the comps last week because I was thinking about pulling the unit off vouchers and the numbers went the wrong direction for that argument. Zillow, Craigslist, three calls to a property manager I know in town, everything landing $1,150 to $1,200. My payment standard beats all of it. Curious whether anybody else is seeing the fair market rent calculations run ahead of actual comps in their area right now or whether Guadalupe County is just an outlier.
