The exit strategy from a self-directed IRA property is the decision most people make too late.
By the time someone lists the property, they have already fixed the tax character of the proceeds, and in a traditional IRA that means the full sale price comes back as ordinary income, not capital gains. The depreciation that eroded basis over the hold period produces no offset because the IRA never claimed it. Selling a property held ten years in a traditional SDIRA and receiving $180,000 in proceeds back into the account is not the same event as selling the same property personally and paying long-term capital gains rates on the appreciation above basis, with depreciation recapture handled separately. The spread between those two outcomes can be significant enough to change whether the IRA wrapper made sense at all for an appreciating asset.
The Roth version reframes this because qualified distributions carry no tax, so appreciation and rental income compound without the rate-character problem on exit. The case for a Roth SDIRA gets stronger the longer the hold and the more the asset appreciates, which is almost the opposite of the case for holding a flat cash-flowing note in a traditional IRA where ordinary income treatment costs you less.
A third exit path that gets little attention is in-kind distribution, where the IRA transfers the deed to you as the account holder rather than selling the property first. The fair market value at distribution becomes taxable income in the year of transfer, for a traditional IRA, but you then own the asset personally and future appreciation and depreciation belong to you. Whether that is better than selling inside the account and taking cash distributions depends entirely on what you expect the property to do from that point forward and what your marginal rate looks like in the distribution year.
What is the planned hold period and account type for anyone here currently holding property inside an SDIRA, and has the exit path been modeled against the alternative of selling the property personally outside the account?
