A storage developer wants to option my 6 acres. What am I looking at?
I own six acres on a state highway just outside a town of about 19,000. Bought it three years ago to hold. Zoned commercial, water and power at the road, sewer is not, there's a septic feasibility question I've never answered.
A developer who builds self-storage sent a letter and then called. What they described is a two year option, they pay me $12,000 a year for the option, that money doesn't come off the purchase price, and if they exercise they buy at $310,000. They'd handle rezoning if needed and site plan approval. If they don't exercise, I keep the option payments and the land.
I don't know what a fair option payment is. I don't know if $310k is a good price, the last comp I can find on that road is a 4 acre parcel that traded a while back and I'm not sure for what, my state doesn't publish sale prices. And I don't know whether two years of them running entitlement on my land helps or hurts me if they walk away.
What should I be asking them that I'm not?
