Anyone else losing sleep over what their storage manager is actually doing with the gate code list
Guy I haul pipe for on weekends told me Tuesday that his ex wife's boyfriend has been accessing his old unit for three months after he cleared it out and changed the account. Facility never caught it because the code was tied to the unit, got passed through informally when the guy sold some stuff out of there, and nobody audited it. My buddy is not suing because he cannot prove anything walked, but he sat across from me at lunch and said "Mitchell, I did not think gate codes were a liability until they became one." I own 34 acres of peaches and a handful of lots and I look at storage deals sometimes just because the margins look clean on paper, but I had not once thought to ask how a facility cycles access credentials after a tenant vacates. I do not know if this is standard diligence or if I am late to a conversation everybody else already had, but I am asking now. For anybody who has actually operated one of these things, how often are you auditing active credentials against your current rent roll, and is that something a third party manager does on any kind of schedule or does it slip?
