My buyer just asked if he can pay me 6 percent and I said yes without doing the math first
So I ran it after the call. My yield on this thing, once I factor in what I paid for the property, what I'll net at closing, and the term he wants, is closer to 4.1. I agreed to a 6 percent coupon like that was the same number and it is not. The gap between what he pays me each month and what I actually earn on my capital in this deal is almost two full points, and that only closes if he goes the distance on the note and never pays early. He wants a five-year balloon. Five years sounds short until you price what happens to my capital between now and then if rates shift. I have not sold a note before so I do not know yet what a buyer would offer me on this paper, but I did ask around and the number that came back was not 6 percent yield. Not close. Someone told me the coupon is what you put on the document and the yield is what the market pays you for the risk of holding it, and those two things have almost no reason to be equal. I did not understand that before I picked up the phone and said yes.
