Finished the garage apartment myself. By the night or by the year?
Built out the apartment over my detached garage this spring, I did the framing, rough-in and finish myself, licensed guys on the electrical and the gas line. 480 square feet, one bedroom, separate entrance off the alley, own meter for electric. All permitted and signed off as an accessory dwelling.
Costs: $61k in materials plus about $9k of subs. My labor isn't in that number.
Long-term, I've had two neighbors' units rent at $1,250 to $1,400 furnished-ish, and I could probably sign someone for a year next week. Nightly, we're 15 minutes from a downtown that gets decent weekend and event traffic, and units this size look like they're getting $105 to $135 a night when they're booked. City requires a short-term rental license, and owner-occupied properties are treated differently from non-owner-occupied, which I think helps me since I live in the front house.
What I'm stuck on. On the nightly side I'd be doing my own turns to start, which I don't mind, I'm home anyway. But the guest is sharing my driveway and my back fence line, and I've got a kid. On the long-term side it's one person I meet once and a check every month, and it's roughly $1,300 against nothing.
So the numbers say nightly might be $2,000+ gross in a good month and $700 in February, and the annual lease says $1,300 every month forever. I've been going back and forth for three weeks and I keep changing my mind depending on who I talked to last. What am I not weighing?
