Four one-beds or two-and-two: which mix would you rather own at this size?
Two fourplexes on my list, within 15k of each other on price, and the mix is the only real difference.
Building A is four one-bedrooms at 900, so 43,200 gross. Building B is two two-beds at 1,175 and two one-beds at 900, so 49,800 gross. B looks better and everyone I've asked says buy B. But I've been reading turnover cost per door and it's making me less sure.
One-bed tenants in this market seem to move roughly every fourteen months from what the listings history suggests. Two-bed tenants stay longer, sometimes three years plus, and when they leave they leave more damage because there's usually more people and often a kid. So building A has more turns at maybe 1,400 each, building B has fewer turns at maybe 2,600 each, and I genuinely cannot tell which one loses more over ten years.
The other thing pulling at me: with all one-beds, every unit is interchangeable. One set of appliances, one paint spec, one blind size. With a mixed building I'm carrying two of everything.
What would you rather own, and is it the gross rent or the turnover math doing the work in your answer?
