A triplex has a one bedroom empty since March and three rehab budgets to choose between, so which one is right?
A scenario the room can work through. Three units, two 2 bedrooms and a 1 bedroom in the back. The 2 beds are rented at 1,250 and 1,225, both tenants over a year, both paying on the first. The 1 bed has been empty since March because the last tenant left the kitchen in rough shape and the owner pulled the cabinets out in a fit of optimism. PITI on the building is 2,180. Water and trash are on the owner, about 180 a month. So with the two occupied units the building runs a little ahead every month, which is the whole reason to buy a triplex instead of another single family. Losing one tenant does not zero it out. The decision. A contractor quotes 18,400 to do the 1 bed properly, cabinets, counter, flooring through the unit, paint, new bath vanity, and thinks it rents at 1,300 after. Cabinets and paint only would be about 6,000 and list at 1,050. A third option puts a used kitchen in for maybe 2,500 and takes 975. Reserves are 9,000 and there is no other cash sitting around. That is the part that stops most owners in this spot. The 18,400 number means borrowing, and nobody wants to be the person who renovated themselves into a HELOC payment for a 1 bedroom. Comps in the neighborhood for 1 beds are all over the place, 950 to 1,325, and the high ones have in unit laundry, which cannot be added without moving a wall. What is this owner not weighing correctly?
