Is there real paid service work around lien buyers or do they all do their own legwork?
I'm getting licensed and working out what else I can be useful for, and this room keeps describing problems that sound like someone else's job. Out-of-state buyers can't inspect. Counties list 900 certificates in a sale and the diligence window is two weeks. Sub-tax deadlines are per-county and nobody enjoys tracking them.
What I'm weighing is whether there's a service side here worth building, and if so which piece. Field inspection and photos of listed parcels before a sale seems like the obvious one. Redemption and sub-tax calendar administration seems stickier once someone hires you. Title research I'd be more careful about, because abstracting and anything resembling a title opinion looks like it runs into licensing lines that differ by state, and I don't want to find that out from a letter.
The part I can't size is demand. Are individual buyers holding 40 certificates paying anyone for this, or does it only exist at fund scale?
