I bought a house and got 12 acres of old apple trees I don't want
This started as a flip. 1940s farmhouse, decent bones, 168k in at auction, and I figured 60k of work and out at 310. The listing said "12+ acres" and I read that as land, which around here is a selling point.
It's an apple orchard. Semi-dwarf on trellis, planted in rows, and the guy at the coffee shop tells me the last owner farmed it until about 2019 and then stopped. So the trees have had six years of nothing. No pruning, no spray, no thinning. Some rows are still standing straight and some of the trellis posts are leaning over into the row.
I got a quote to clear it. 4,800 an acre to push, pile and burn, so 58k, which is my entire renovation budget. Someone else told me I'm crazy, that a planted block has value and I should lease it to a neighbor who'll take over the farming. Called two orchards nearby and both said the same thing, which is that a block that's been abandoned six years is a disease and pest problem for everyone around it and nobody wants to inherit it. One of them asked me pretty directly when I was going to deal with it.
So my options as I see them: spend 58k I don't have to clear it and sell a house on 12 acres of grass, sell as-is to somebody who actually wants an orchard and eat the price, or find a middle path where I clear maybe 3 acres around the house and leave the rest.
My usual holding period on a deal like this is under six months and everything about this asset is measured in decades. Money's borrowed at a rate that doesn't care about apples. I'm five weeks in and I still don't know which of the three I'm doing.
