Does anyone hire a coordinator just for the intercreditor and title work on a mezz stack
I am closing in on my first mezz position, somewhere between $180,000 and $220,000 behind a $1.4M senior on a mixed-use conversion in Nashville. The senior lender has their own counsel and the borrower has their own counsel and I am sitting here with a stack of intercreditor language I printed out and annotated by hand. What I want to know is whether a transaction coordinator who has actually touched a mezz file before can add anything to this, specifically on the title side, or whether what I actually need is just a real estate attorney and I am overcomplicating the question of who does what. The two things I am choosing between are $400 to a coordinator someone on another thread vouched for, or $1,200 to $1,800 for an attorney consult that might tell me the same things I already circled in the intercreditor draft. On my Columbus gap funding deals the files were simple enough that a good coordinator caught two title issues I would have missed. This is a different animal and I know it. The borrower wants to close in 47 days.
